Base rents in commercial real estate often increase on an annual basis, usually between 2%-3%. Occasionally, however, the increases are a bit more complicated, increasing by some dollar amount every year, or staying flat for a number of years before some larger increase.
There are two ways to handle uncommon escalation schedules:
1. For irregular rent increases by percentage, the “Rent With Increases” button should be selected, along with “Custom Increases”:
