Tenant Improvements, or TIs, are changes made to the interior of a commercial property to meet the needs of a particular tenant. TIs may include floor finishes, wall partitions, HVAC, and lighting. Some tenants may negotiate a TI Package, which is an allowance that the landlord gives the tenant to spend toward TI. This is typically expressed in dollars per square foot.
