    • Proprietary databases refer to data that is sourced by what LightBox has access to in these databases and may include information collected from various business transactions, partnerships, and other private sources.

    • LightBox works closely with third parties to review and address ownership details.


    Q: How often is LightBox True Owner data updated?

    A: A refresh of existing data is done monthly to grab any changes to current LightBox True Owners. The frequency for obtaining new owners is quarterly.


    Q: How do I see a coverage view of what parcels have LightBox True Owner tied to them?

    A: If LightBox True Owner has been added on to an account, then a layer called “LightBox True Owner” will be available in the Layer’s Menu to turn on and see visible points that overlap the parcels we do have LightBox True Owner data for. This will then be referenced on the parcel card when that parcel has been selected.

    A: Not all properties have LightBox True Owner data associated with them. If you select a parcel and notice that the LightBox True Owner card does not expand to provide any information then it means that the associated parcel does not have the LightBox True Owner data tied to it.


    Q: What happens if I identify commercial properties that don’t have LightBox True Owner data or have incorrect data?

    A: Please utilize the chat feature in LightBox Vision and provide either the site address or APN + city, along with a summary of the discrepancy so that the Support team can investigate.


    Q: Does LightBox True Owner data include single-family residential properties?

    A: No, we should not be displaying data for single-family residential properties. The LightBox True Owner product focuses on commercial properties. The coverage includes a variety of commercial properties, which may include apartment complexes and multi-family residences if leased to an individual or entity.


    Q: Why am I seeing LightBox True Owner data on single-family residential properties?

    A: The availability of single-family residential ownership information for certain properties depends on the municipality from which our vendors obtain the data. We are unable to screen for these situations in advance as the data provider varies by source.


    Q: Why do I not see additional LightBox True Owners listed on parcels when there should be?

    A: LightBox Vision True Owner data is connected to the parcel card by a unique assessment ID and the logic is to display ownership on the parcel card by tying it to the primary assessment ID for a parcel. To identify additional owners, please enable the LightBox True Owner layer with it’s tooltip turned on to select the LightBox True Owner points that could be stacked on top the parcel to scroll through.


    Q: Does LightBox True Owner data include owners of vacant land?

    A: Yes, the LightBox True Owner product coverage includes all types of vacant land, excluding parcels that are specifically designated for single-family residential.

    A: There can be a few reasons for this. Read below for more details:

    • Some properties have multiple owners or corporate officers, and LightBox True Owner provides contacts for all associated individuals.

    • When a business owns the property, the data may include both officer contacts and business-level phone/email details.

    A: Significant updates or changes to names, addresses, or other contact information

    • Ex: Marriage, divorce, change of address/phone number

    A: The top 10 LightBox True Owners are listed out according to a ranking (OWNER_RANK) that gets determined by an analysis of the entities most likely to be closely linked to the property.

    A: Each owner is assigned a Confidence score ranging from 1 (low) to 5 (high). This score reflects how certain our algorithm is about the accuracy of the owner information. The algorithm evaluates a variety of data points, including:

    • Data Source Quality: Verified records from official agencies (county recorder, SEC filings, etc), will typically result in higher Confidence scores.

    • Name & Address Matching: Consistent and well-documented matches (e.g the same entity name appearing across multiple, reputable databases) will boost the score.

    • Cross-Referencing Multiple Records: We compare ownership details across different sources (public records, title documents, trusted third parties) to ensure consistency.

    The Confidence score helps you to make decisions with full awareness of how solid the underlying ownership is. If the score is lower, you may want to verify the data through additional channels. If the score is higher, you can act quickly and with greater certainty. As new information is uncovered or sources are updated, these Confidence levels can adjust - ensuring you always have the most accurate and up-to-date picture of property ownership.

    A: Score 1 & 2 is considered low confidence and the data may come from a less reliable source or show inconsistences with other records. Score 3 & 4 is moderate confidence and is when owner information is supported by one or two strong sources but still may require verification. Score 5 is the highest confidence score and means that multiple, independent sources have confirmed the owner information and all key details (name, address, corporate linkage) align across the board.
