    Field Name

    Definition

    ASSESSED LAND VALUE

    The Assessed Land Value (before exemptions, if any) as provided by the county or local taxing/assessment authority.

    ASSESSED IMPROVEMENT VALUE

    The Assessed Improvement Values (before exemptions, if any) as provided by the county or local taxing/assessment authority

    BUYER NAME

    Buyer name(s) of the last market sale

    DOCUMENT NO

    The document number used to record the last market sale transaction.

    FIPS CODE

    Federal Information Processing Code for the State + Federal Information Processing Code for the County. First two digits are state code, last three digits are county code.

    IMPROVEMENT PERCENT

    Percent of the Total Assessed Value from improvements. The improvement value divided by the total assessed value is the Percentage.

    LANDUSE CATEGORY

    The category of the standardized land use code.

    LANDUSE DESCRIPTION

    Description of the local/municipal use code for the property in 'code.'

    LAST MARKET SALE

    Also referred to as “Date Transfer”. This is the date of the last market sale of a property.

    LAST TRANSFER

    Also referred to as “Value Transfer”. This is the price of the last market sale.

    LIGHTBOX ADDRESS ID

    A proprietary LightBox identifier for an address that is unique and persistent.

    LIGHTBOX ASSESSMENT ID

    A proprietary LightBox identifier for an assessment record that is unique and persistent.

    LIGHTBOX BUILDING ID

    A proprietary LightBox identifier for a building that is unique and persistent.

    LIGHTBOX PARCEL ID

    A proprietary LightBox identifier for a parcel boundary that is unique and persistent.

    LOT AREA (ASSESSOR)

    The lot area size of a property as provided by the assessor.

    MAILING ADDRESS

    The current owner mailing address that is comprised of street name, direction, prefix, number suffix, and unit. Ex: 123 Main St S Unit 5"

    OWNER NAME 1

    Current first owner full name (first & last name)

    SELLER NAME

    Prior sale’s seller name

    SITE ADDRESS

    Address where the physical property is located.

    TOTAL ASSESSED VALUE

    The Total Assessed Value of both Land & Improvement values (before exemptions, if any) for the property as provided  by the county or local taxing/assessment authority.

    ZONING

    Actual City Zoning, unique to each incorporated area as reported to the County. Please note that it is not always current, nor reported.


    APN Definitions (Assessor Parcel Numbers)

    LightBox Vision has multiple references to APN’s based upon their formatting and provider specifications in our system. The table below gives the definitions to these.

    Field Name

    Definition

    APN

    Assessor's Parcel Number or Parcel Identification Number.  An arbitrary parcel identifier assigned by the county Assessor to simplify identification and expedite the locating of parcels.  While format and composition vary widely, it is usually composed of MAP, PAGE, PARCEL, and SUB PARCEL numbers.  Some counties use SEC‑TWP‑RNG as part of the APN or a MAP-BOOK, PAGE, and PARCEL reference; others use SUBDIVISION, BLOCK, and LOT to identify a parcel.

    Leading zeros or spaces used to maintain the integrity of the format.  Re-formatted if necessary to match the county display format.

    ALTERNATE APN

    Deprecated or historical parcel number as inventoried by the tax assessor.

    ALTERNATE TAXAPN

    Deprecated or historical parcel number as inventories by the tax assessor.

    APN UNF

    Also referred to as “Unformatted APN”. Property APN/ID as inventoried by the tax assessor and is modified to remove special characters.
    (Ex: if APN is 07-08-34.001 then the unformatted version would be 070834001)

    PARCEL APN

    Unique parcel APN derived from the parcel geometry.
    Note: may differ from unique APN derived from the tax assessor

    MASTER PARCEL APN

    Also referred to as “Map APN”. This is the master/main APN number associated with the primary parcel in a location where multiple parcels with identical geometry exist. This can occur where there are multiple taxable properties in a location (condos, timeshares, mobile home parks).

    MULTI APN FLAG

    Indicates multiple or split property sales.  
    Ex: When a sale occurs that includes multiple parcels.

    TAXAPN

    Property APN/ID as inventoried by the tax assessor.

    TAXAPN UNF

    Property APN/ID as inventoried by the tax assessor and is modified to remove special characters.

    UNIQUE PARCEL APN

    Unique parcel APN derived from the parcel geometry.
    Note: may differ from unique APN derived from the tax assessor

    UNIQUE TAXAPN

    Property APN/ID as inventories by the tax assessor (APN) + duplicate APN sequence number if populated.
