Zoning data is a critical piece of decision making for the CRE and builder/developer markets, giving insights into what a property is zoned for, zoning districts, setback requirements, floor area ration (FAR), building height, and more. This data, when coupled with SmartFabric™, offers a customer a more robust view of parcels without the time consuming, costly, and tedious collection of zoning information, and may even serve to bring this part of their workflow in-house.

Pro Tip
The county assessor will assign a zoning value to many of the assessment records within a county. You can find a county level zoning value on the assessment and parcel response. LightBox has found these values are not always kept up to date with the local jurisdiction where the values are assigned. LightBox has gone beyond what the county assessor does and collects the data directly from jurisdiction. We are also collecting ordinance-level information which goes far beyond what is provided by the county assessor. 

Understanding the zoning setbacks, lot area, density, and other attributes for a property ensure that decisions are based on accurate information rather than assumptions, leading to better financial results for a project.

The LightBox Zoning product covers the top 50 MSAs at the parcel level and is fully connected to LightBox Parcels using the LightBox Parcel 'ID.'

If the parcel does not have a Zoning record associated with it a 404 Not Found error code will be returned.
