Historical Transaction

Overview

Historical transaction dataset contains 2 components: deed and mortgage data. 

• Deed data describes theh tite transfer of real estate property from one person to another person and loan information on trust deeds tied to that recording. A Mortgage filed concurrently with the deed is also captured in the record.  "Deed" here can be Gra nt Deed, Quitclaim Deed, or Trustee’s Deeds.

• Mortgage data is the stand-alone mortgage records. It can be Purchase Money Mortgage, FHA (Federal Housing Admin.), Adjustable-Rate Mortgage, 2nd Mortgage, Commercial, VA Loan. 

Historical transaction dataset carries linkage field to assessment, allowing data connectivity to SmartFabric.

The historical transaction dataset covers 2768 counties. It has more than 526 million records with an increase of roughly 25 million records every year. The earliest sales transaction records we have are from 1980. While the length of transaction history varies from county to county (1980 ~ 2014). Please refer to the Transaction history length report below for details on each county.

Product Description

LightBox has sales transaction data with the earliest records from 1980.   Due to the file size,  delta delivery is needed to support this recurring delivery.

Our sales transaction data is sourced from each county. We combine both deed and mortgage data within this dataset. 

For example, in the sales/mortgage hybrid layout, the buyer’s name from sales and the borrower’s name from mortgage records are stored in a “Buyer/Borrower’s Name” field. Also, “Seller’s Name” in the sales/mortgage hybrid layout is only populated if the source is sales records.

Bulk Data Deliverables

• Refresh files
  A full transaction history dataset is provided every January and July. They are packaged as state-level csv files.

• Delta files
  Transaction delta files are provided every month (except the first release). Sample ETL scripts are provided as documentation.

• Sample dataset
  Sample data from Cook County, IL will be published together with every refresh file. We dont not provide samples of delta files.
