The LightBox US national assessment dataset includes parcel centroid, latitude and longitude, property and tax attributes, owner information, land use, zoning, and building characteristics. Assessments is one of the base datasets for our SmartFabric™ and is necessary for understanding a property and its characteristics. The LightBox assessment dataset covers all U.S. counties and townships, with over ~155 million properties. The addresses are normalized and ready to use in your business systems.

The LightBox Assessment API provides API capabilities for the LightBox SmartFabric™ property universe.

Pro Tip

Understanding the relationship of assessment to parcel is an important concept while working with the different endpoints. Assessment has a zero-to-many relationship to parcel. Generally, you will find a one-to-one assessment to parcel relationship, but this is not always the case. Example: A condo complex where there is a single parcel for the entire condo complex and 40 individual condos. In this case, there are 41 assessment records. One assessment record for the entire complex, 40 individual assessment records for each condo, and a single parcel. Note: When working with the LightBox parcel endpoint, the assessment data that is tied to that parcel is the assessment record for the complex if it exists or the record with the lowest APN sequence.

The LightBox identifier is a permanent and universal identifier for data that creates powerful connections to LightBox's property graph. It is critical to have an ID that is persistent, reliable, and trusted. The LightBox Assessment Data is just one of the base objects that make up the LightBox SmartFabric™ product and carries a LightBox ID.
